Huurteam Leiden stands for fair rental prices, proper housing and respectable landlords

Huurteam Leiden works on behalf of the municipality of Leiden. The municipality wants tenants in Leiden to be able to live well, affordably and safely. That is why they have instructed Huurteam Leiden to assist tenants in the rental housing market if there are (possible) abuses with regard to the rent, service costs, maintenance and/or contractual provisions.

Did you know that tenants of private rental homes and rooms pay an average of €156 too much per month?
If you pay too much rent or service costs, or if you suffer from maintenance defects, Huurteam Leiden will ensure that you pay less.

Huurteam Leiden will visit you to measure your home or room.
Huurteam Leiden looks at the size and facilities of your home, the size and presence of communal rooms and facilities and any deductions. The Huurteam also looks at overdue maintenance and defects and the rental contract is scrutinized. If you live in a student house, the Huurteam can also include all other rooms. Each tenant receives a separate advice.


After the assesment, the data is processed immediately. You will be advised immediately about our findings. After the assesment you will receive a written confirmation about the possibility to start one or more procedures. Based on this advice, you decide whether you want to implement this.


If you authorize Huurteam Leiden to start the recommended procedures with the Huurcommissie, the Huurteam will start the procedures and pay the fees. The Huurteam will keep you informed of the progress of the procedures. It is important to keep a close eye on the Huurteam's letters and e-mails as they contain important updates on your procedures.


With the exception of the checking procedure, the landlord is first informed of the findings of the Huurteam. The landlord receives a proposal or request. Depending on the type of procedure, the landlord has 3 weeks to 2 months to respond to the proposal or request (to settle). If he does not do this, a procedure will be started with the Huurcommissie.
